A professional roof inspection is more than a quick look from the driveway. It should document the condition of the roof system, identify current issues, and explain which items need attention now versus later.

That matters because roofs can fail in small details before they fail everywhere. A lifted shingle, split pipe boot, loose flashing, or clogged valley may not look dramatic, but each one can become a leak if ignored.

Exterior Roof Condition

An inspector checks shingles or roofing membrane, ridges, valleys, vents, penetrations, flashing, and visible storm damage. The goal is to find weak points before they become active leaks.

For shingle roofs, this includes missing shingles, creased shingles, granule loss, exposed nails, popped fasteners, damaged ridge caps, and areas where water may be getting under the roof covering. For metal, coated, mobile, or manufactured home roofs, the inspection should also look closely at seams, fasteners, sealants, roof edges, and any low-slope drainage concerns.

Drainage and Gutters

Gutters, downspouts, and roof valleys need to move water away from the home. Blockages, sagging gutters, or poor drainage can cause water to back up under roofing materials.

An inspection should check whether water is being directed safely off the roof and away from walls, fascia, doors, and the foundation. In Central Texas storms, heavy rain can reveal drainage problems quickly.

Attic and Ventilation Review

When accessible, attic conditions can reveal hidden leaks, moisture, mold concerns, or ventilation problems. Proper airflow helps roofing materials last longer in Texas heat.

Inside the attic, an inspector may look for stained decking, daylight around penetrations, wet insulation, rusted nails, blocked vents, bathroom fans exhausting into the attic, and signs that heat is trapped under the roof deck.

Photo Documentation

Photos are especially important after storms or when insurance documentation may be needed. Clear images help homeowners understand the issue and make informed decisions.

A good inspection should make the roof easier to understand. You should be able to see the problem areas, know where they are located, and understand whether the recommendation is repair, monitoring, maintenance, or replacement.
